Key Requirements
Minimum investment: €500,000 in property (can be one or multiple properties). The investment must be free of any liens or encumbrances above the €500,000 threshold. If you buy a €600,000 property with a €100,000 mortgage, the net investment of €500,000 qualifies.
Applicant: Must be a non-EU citizen with a clean criminal record, valid health insurance, and proof of sufficient financial means.
Family: Your spouse or partner, dependent children (under 18, or over 18 if economically dependent), and dependent parents can be included in the application.

Step 2: Our in-house legal team handles the property purchase — NIE, contracts, notary, registration.
Step 3: The same legal team prepares and submits your Golden Visa application. This includes gathering documentation, preparing the application package, and liaising with the immigration authorities.
Step 4: You receive your residency card. Initial visa is for 1 year, renewable for 2-year periods thereafter.
