What Our Legal Team Handles
NIE application: Your Número de Identificación de Extranjero — the tax ID required for any property transaction in Spain. We handle the application, often using power of attorney so you do not need to visit a police station or consulate.
Due diligence: Verification of the developer’s building licence, land registry checks, confirmation of bank guarantees on pre-completion payments, review of community statutes, and any other checks relevant to your purchase.
Contract review: We review (or draft) the reservation agreement, private purchase contract, and any amendments. Every clause is explained to you in your language. If something is not right, we flag it before you sign.
Payment management: We verify bank guarantee documentation before each staged payment. We coordinate fund transfers and ensure compliance with Spanish anti-money-laundering regulations.
Notary coordination: We prepare the documentation for the notary signing (escritura), coordinate the appointment, and attend with you (or on your behalf with power of attorney). The notary signing is the moment you become the legal owner.
Land registry: After notary signing, we handle inscription of the property in your name at the Registro de la Propiedad.
Post-purchase: Utility connections (water, electricity, internet), community registration, IBI tax registration, and any other administrative tasks needed to make the apartment ready for use or rental.
